What to decide before requesting a written quote

Drawing production is not design responsibility

Yellow Pencil can produce coordinated plans, elevations, sections, and details from project information and markups. The exact set, source information, reviewer, revision rounds, file format, and deadline are written into the quote before production starts.

If drawings will support an Ontario permit application, a qualified and registered designer, architect, or engineer may need to review and take responsibility for the relevant design. Yellow Pencil does not represent itself on this page as the registered designer of record and does not include a BCIN or professional stamp in the production price.

  • Production scope and regulated scope are written separately
  • The responsible reviewer is identified before permit use
  • Code opinions and approval promises are not inferred from drafting

What CAD $0.50 per square foot covers

CAD $0.50 per square foot applies to the agreed drawing-production package. The quote defines which sheets and revisions are included, which source files the project team supplies, and who gives consolidated review comments.

BCIN services, architectural or engineering review, professional stamps, surveys, consultant reports, permit fees, municipal submissions, and construction are separate. They are only included when a written quote explicitly names them and the qualified provider responsible for them.

A safe path from intake to permit use

The first review identifies the property, building use, proposed work, existing drawings, known conditions, and intended use of the new set. It then separates ordinary drawing production from work that may require a registered practitioner or another consultant.

Production can begin after the scope, inputs, reviewer, responsibility boundaries, price, and revision process are confirmed. Permit submission should happen only after the appropriate qualified professional has completed the review and responsibility required for that project.

  • 1. Send the property and proposed scope
  • 2. Confirm drawings, reviewers, and exclusions
  • 3. Produce and revise the agreed drawing set
  • 4. Obtain qualified review before permit use

What the current portfolio proves

The published portfolio shows completed residential, retail, office, cabinetry, and millwork work. It demonstrates Yellow Pencil's ability to translate design intent into coordinated details and built interiors.

Those projects do not prove that Yellow Pencil supplied BCIN design responsibility, professional stamps, or permit approval. No project is described that way unless a future record verifies the responsible practitioner and public disclosure is approved.
