Condo Renovation Ideas

Condo renovation ideas from a real Toronto condo project — built-in millwork and compact-space details by Yellow Pencil.

A real Toronto condo project

These photos come from a completed Toronto condo renovation by Yellow Pencil: a compact unit where storage, millwork, and finishes had to work harder. It is the same project published as a case study on this site.

Built-in millwork in compact spaces

Built-in library walls, kitchen details, and tailored storage are what make a small condo feel finished. Millwork is planned to the actual walls, ceilings, and building constraints.

Condo renovation scope and building rules

Condo work depends on building rules, approvals, elevator bookings, and working hours. Scope, access, and rules are reviewed before pricing.

Finishes that read as one design

In a compact unit, the finishes have to agree: the millwork, the flooring, the paint, and the hardware are visible from almost every angle. The project on this page was planned with a single finish direction, so the built-ins, the kitchen, and the rest of the unit read as one room rather than a set of separate additions.

Built-in library walls in a small unit

A built-in library wall is one of the best uses of a condo's vertical space. In the project photographed here, the millwork runs floor to ceiling, holding books, display pieces, and closed storage in one continuous face. It reads as architecture rather than furniture, and it was planned to the actual wall, ceiling, and baseboard heights of the unit.

Compact layouts and every inch of storage

A small condo has no wasted space to spare, so the storage plan comes before the finishes. Drawers under the seating, shelves above the door, and cabinets sized to the last inch are what make a compact unit feel larger than it is. The photos on this page show storage built into the millwork instead of added as furniture afterwards.

Kitchen details in a small footprint

The kitchen in a condo has to fit the same functions into a smaller plan. The details photographed here, from the counter runs to the cabinet fronts, were chosen to keep the room open and uncluttered, and the millwork carries the storage that a pantry room would hold in a house.

Elevator bookings and move-in rules

Condo renovations run on the building's calendar: elevator bookings, move-in windows, working hours, and waste removal all follow the property rules. The review settles those before pricing, because a missed elevator booking can stop a project for days. Every condo building has its own process, and the plan is built around the actual one.

The kitchen in a condo floor plan

Condo kitchens are planned around compact triangles and open sightlines, and moving a sink or an appliance means checking the building's services first. The layout work happens on paper before any cabinet is priced, so the result fits the unit and the rules it sits under.

Bathroom renovations in condos

Condo bathrooms share stacks and party walls with the neighbours, so the plumbing work has to respect the building's layout and approval process. Fixture placement, waterproofing, and venting are reviewed together, and the written scope separates the confirmed work from the allowances before any price is given.

Flooring and the finishing layer

In a compact unit the floor runs through almost every room, so the flooring choice sets the whole finish direction. The millwork, the paint, and the trim are planned against it, and the photos on this page show how a consistent finish layer makes a small space read as one designed room.

Lighting in compact rooms

Lighting does more work in a small room: recessed lights set the base level, and the fixtures above the millwork and the kitchen counters carry the rest. The wiring is part of the build, so the lighting plan belongs in the scope before the ceiling is closed.

Condo renovations across the GTA

Condo projects across the GTA share the same building rules but differ in the details: older buildings carry different approval timelines, and newer ones different service layouts. The review checks the actual building's process before pricing, so the scope matches the property rather than a generic template.

Starting a condo project with Yellow Pencil

A condo project starts with the address, photos of the unit, the building's rules if they are available, and the list of what is not working. The review covers the millwork, the storage, and the services in order, and the price follows the confirmed scope.

What to send for a first review

Send photos of the rooms, rough measurements if you have them, and a note about how the unit is used. If the building has a renovation guideline document, sharing it early helps the review. Nothing is priced until the scope and the building's rules are confirmed in writing.
